Northern Illinois Certified Sites Program

The Certified Sites Program combines national site selection standards and the region’s strengths and assets, including site availability, logistics, infrastructure, and utilities, to promote the best of what Northern Illinois has to offer site developers. Currently, the Northern Illinois Qualified Sites website highlights six Greenfield sites located in Winnebago County and Boone County.

Greenfield Site Criteria:

  • Buildable area being entirely outside 100-year flood plain

  • Minimum of 10 contiguous acres available for sale

  • Free of buildings, soil contaminants, wetlands, and protected species

  • Water/sanitary sewer access to be readily available in at most 3 months

  • Road capacity access for vehicles of 80,000 LBS

  • 3-phase electric power

  • Natural gas access of at least 4” pipe

  • Phase 1 environmental assessment

  • Appropriate zoning - Intended for Commercial and Industrial development

  • Geotechnical and topographical analysis

  • Information on any pipelines, easements, and rights of way for the property

  • Optimal rail-served sites

  • Aerial photography

  • Plat of survey

  • Conceptual drawings

  • Incentives designations

  • Property needs to be identified and stated
